The Ostrander Farmhouse is designed to frame views of the surrounding landscape while providing comfort to its occupants. Located on a sprawling plot of land in central Ohio, the home's deep front porch and overhangs decrease solar gain through the windows while allowing indirect daylight to fill the open entry, kitchen and living room. A master suite is provided at the rear of the home with two additional bedrooms and full bath on the second floor. Space conditioning is delivered to the rooms through a sealed sheet metal duct system stemming from the high efficiency air handler in the crawlspace. A high performance enclosure combined with the high efficiency mechanical system not only provides comfort, but cost savings as well, with the 2,500 square foot home using 45% less energy for heating, cooling and hot water than a home built to code at the time.
